The clearest difference is the residential format
Shivalik Presente is presented as a low-density collection of 54 residences: large-format 4 BHK homes and three 6 BHK duplex penthouses. SOBHA's official Elysia page currently describes 572 residences across two towers, with 3 and 4 bedroom homes, home-office options and 4 bedroom duplexes.
That makes this less a like-for-like brand contest and more a choice between a limited large-format collection and a substantially larger community. Confirm current inventory directly with each project before treating any published count as available stock.
Compare usable space, not labels
SOBHA currently publishes an overall 1,817-3,462 sq. ft. range on its official page. Shivalik Presente material states approximately 6,300-7,100 sq. ft. RA for its 4 BHK residences and approximately 12,280-13,730 sq. ft. RA for its 6 BHK duplex penthouses.
The measurement basis may differ. Ask both teams for the exact plan, carpet area or applicable statutory area statement, room dimensions, deck area, parking and complete cost for the specific residence.
Density and amenities create different trade-offs
A larger development can support a broad shared-amenity programme and a wider mix of home sizes. A smaller collection can prioritise privacy, fewer neighbours and a more individual arrival experience. Neither is automatically better; the right fit depends on how often the household will use shared facilities and how strongly it values low density.
Use a neutral final checklist
Compare exact unit, floor, orientation, view, usable dimensions, homes per floor, lift strategy, shared walls, parking, specifications, maintenance assumptions, construction stage, approvals, agreement terms and total acquisition cost. Visit both sites and use independent legal and technical advisers before paying a reservation amount.
